Summary of Specifications:
Oakland County Purchasing Division, on behalf of Oakland County Parks & Recreation, is soliciting bids for a 15’ X 15’ log cabin playhouse kit as describded below.
MATERIAL SPECIFICATIONS Description: Cabin to be a 15’ x 15’ log playhouse with similar exterior finishes to the Country Cottage model that is manufactured by Lancaster County Barns (www.customplayhousekits.com – photo included) with the following features: 5’ wide porch, 10’ wide structure, split face stained log appearance (pre-finished), 30 year dimensional shingles, (2) 70” x 36” adult doorways (no doors or windows or glass). • Interior finish shall be split face stained log appearance. • No interior Loft • Preferred Cabin log materials shall be full dimensional, tongue & groove logs with a cross-section of no more that 6”. • Material supplier may submit a Voluntary Alternate for the cabin log materials. Products: o Walls: • All solid 6"X 8” Double-D random length (or equal) Eastern White Pine (precision milled) shall be double tongue and groove logs for the exterior walls. Refer to Double-D details. • All the 2X shall be pressure treated starter plates.
• Include 2X top plates. • All the lag screws & hardware needed to fasten each log course shall be included. • Include all the oak joint dowels for butt ends & corner joints. • Include all the “Log Cabin” log caulking for butt and end joints. • If wood materials are an alternate to Eastern White Pine, vendor must specify at the time of bidding. o Roof: • 30 year dimensional shingle on 15# felt, on 2x, tongue & groove sheeting on 2x rafters shall be included. • Include all hardware materials needed for fastening materials. • Alternate: 45 year, standing seam metal roof. Color to be selected from manufacturer’s standard colors.
o Railing/Posts: • Include 6X porch posts (species to match species of cabin).
• Include 6X8 carry beams (species to match species of cabin).
• All framing and matching log siding for porch gable ends shall be included. • Include all 2X porch rafters. o Quality: • Must be ADA compliant for, but not limited to handrails, door openings, window heights, etc. • Must meet all state, local municipal building codes. • Actual field dimensions of the load bearing existing concrete slab is: • Awarded Vendor must submit shop drawings for review and approval. Shop drawings must indicate, but not limited to wall/roof cross-sections, floor plan, and other applicable cabin details. • Awarded Vendor must include detailed installation instructions as well as be available for one pre-installation meeting with county staff.
