The Lessor must furnish and install all fluorescent and incandescent lamps. Replacements must be provided by and installed by Lessor as needed to maintain specified lighting levels. ; The office structure(s) must contain a minimum of approximately 820 net rentable square feet. Area for 3 individual offices, one approximately 13’ x 18’, and two approximately 12’ x 14’ for a total of approximately 570 square feet. Prefer outside wall with windows. Reception/Clerical area, located near the main entrance to accommodate public traffic, approximately 7’ x 14’ for a total of 98 square feet. Storage area approximately 4’ x 6’ for a total of 24 square feet. ; General Office: Electrical outlets, one duplex outlet per 10' of wall space. Lighting - fluorescent throughout, minimum of 75 foot candles. Windows - must be operable - one. Telephone jacks - three. Heating and air conditioning required in the office. Storage Structure: Concrete floors in all storage and workshop areas. Garage door available.
