The City of St. Peters is seeking proposals from qualified contractors to demo the existing restroom, upgrade lighting and ventilation and reconstruct the existing restroom located in St. Peters Public Works- Street/Traffic Facility at 100 Boone Hills Drive. The existing restrooms are outdated and require upgrades; the current female restrooms are outdated and provide poor ADA access The goals of the proposed project are: • Modernize and improve bathrooms consistent with the conceptual layout provided in Section M of this document. • Provide improved ADA accessibility by upgrading certain elements of the restrooms. (see photos included Section M) MINIMUM PROJECT ELEMENTS: The contractor shall provide and install unless otherwise noted; 1. The CITY has used manufacturers' brand or model designations as a standard. Brand names are used to indicate general performance and quality levels. Unless otherwise noted, it is understood that other brands or models may be accepted on an "or equal" basis pending the availability or lack of availability of required items noted in section L and M of this document. It is the responsibility of the bidder to furnish with the original proposal submission sufficient data for the CITY to determine if the goods or services offered conform to the bid specifications. It is the City’s sole discretion to determine equivalency. 2. An organized summary of product specific details including product cut sheets, product detail sheets, installation recommendations, pictures and notes is included in Section M of this document. 3. Demolition and Construction a. Wall Demolition i. The contractor will be responsible for all modifications to existing walls including demolition, reconstruction and final finish. ii. New and existing gypsum walls must be consistent with a level 5 finish. iii. Contractor will be responsible for demolition and repairs of any existing walls necessary to access existing plumbing. iv. See section M (floorplan detail) indicating conceptual room design. v. The contractor is responsible for confirming that final measurements and layout are consistent and compliant with all ADA and building code requirements. b. Ceiling (ACT) i. The contractor will demo and replace the existing ceiling grid and tile. ii. Install new USG 15/16 Grid Ceiling 1. Ceiling to follow Seismic D design requirements iii. Ceiling Tile: ARMSTRONG 672, 24”x48”x 5/8” (See section M) iv. Replace existing HVAC registers in existing locations with new, consistent look as existing c. Flooring/ Finish flooring i. All flooring to be conducted by others. (City of St. Peters) ii. City of St. Peters will demo select sections of existing floor in preparation of plumbing. iii. Once the contractor has installed all necessary ground rough plumbing, City will re-establish the existing finish floor. d. Plumbing General i. Contractor is responsible for all necessary plumbing demolition and modifications for the completion of the project to meet the conceptional drawing. ii. All plumbing work must be compliant with IBC, IPC and any local building codes. iii. Plumber will include, if necessary, water hammer arrestors. iv. Abandonment of existing plumbing lines must be capped and labelled indicating the date of decommission. e. Electrical General i. Refer to General Restroom Elements for electrical details
