The project is a new 29-story building consisting of 22-stories of mass timber framing over 7 stories of post-tensioned concrete parking and mixed-use retail. The building steps down to a mid-rise 10-story mass timber construction connected to the tower on the west side of the podium. The footprint of the building will be constructed on a single parcel located at 32011 Locust Street, St. Louis MO 63103. The building includes a ground floor grey-box retail space, retail parking, pet grooming, bike storage, loading dock and residential lobby, lounge and accessory spaces. A public access elevator is located in the main lobby for use by the public for vertical access to the restaurant located on Level 8. Levels 2-7 consist of resident parking. The 8th floor consists of a rooftop pool and resident amenity deck with indoor/outdoor clubroom environments, fitness center, yoga/spinning room, sauna, co-working space, theatre/screening room, and golf simulation. A public restaurant with kitchen and bar functions with access to an outdoor dining rooftop deck is located on the east side of the floor. Floors 9–28 include residential apartment units. The 29th story consists of residential amenities including lounges, private dining and quiet spaces with access to an outdoor sundeck. The north side of this floor will consist of mechanical space.
