Tear off existing roof layers down to the decking on main house, front and back porches, and garage section and replace with new materials to match existing condition. Replace damaged roof decking that is failing, install roof protector underlayment (tar paper or comparable synthetic underlayment that is industry standard approved) prior to shingle installation. Shingles will be 3-tab architectural style secured by a minimum of 5 nails per shingle matching current color. The contractor includes eight (8) replacement sections of sheeting as part of the bid. Additional sheeting will be itemized as a cost\sheet in the quote. All HVAC\Exhaust fan covers, vent pipes will be reused. New flashing boots, curbing, and sealants be installed after units are removed\replaced.
