The Lessee need not notify the Lessor of its intent to vacate at the end of the final renewal period. The final renewal period will terminate on . (2) (b) In the event the Lessee remains in possession of the premises after the expiration date of the final renewal period without executing a new Lease, the Lessee shall be deemed to be occupying the premises as a Lessee from month-to-month, with the parties therefore subject to existing provisions of law and all of the conditions of this Lease insofar as they are applicable to a month-to-month tenancy. The Lessee agrees to pay the last said rental rate on a monthly basis until a new Lease is executed by the Lessor and Lessee, or the premises are vacated, whichever is sooner. (3) The agrees to pay for the utilities of heat, air conditioning, sewer, light, steam, gas and electricity.
