Specifications include, but are not limited to: Preventative maintenance is defined as pre-scheduled recurring maintenance. Semi-Annual maintenance is designed to maintain the equipment to the manufacturer’s standards and to prepare the equipment for reliable and efficient operation. Items such as refrigerant, gaskets, filters, O-Rings, oil, lubricants, and materials are included on an as required basis to perform the maintenance tasks. The equipment is a 2007 100-ton Carrier chiller, model 30HXC106RZ-661BA, serial number 0707Q07083 and a 2007 450- ton Carrier chiller, model 19XR464635ZCMH64, serial number 0602Q66671. They are located on the second floor of Building 1 on campus. Conduct a seasonal start-up on each of the identified coolers in order for the equipment to work optimally for seasonal use. Service shall include maintenance of items requiring minimal disassembly. Parts, oil, lubricants, and materials to perform the task shall be provided by the Contractor. Refrigerant is a stand-alone separate item. Contractor shall be available for emergency, as needed service calls when system is malfunctioning or considered “down” as determined by authorized KCATA personnel. RESPONSE TIME TO EMERGENCY SERVICE CALLS shall be no later than 2 hours from initial site for mobilization of preventative maintenance crew to diagnose cause of failure/malfunction. Should you find a problem during maintenance, it needs to be communicated to KCATA personnel. If the problem requires repairs out of scope, we will need a detailed quotation of repairs needed and price of those repairs. For Fall/Winter Inspection these services shall be performed at minimum: • Perform refrigerant leaks test • Replace oil filter, refrigerant filter, and strainers • Cleaning and inspection of the condenser tubes • Check all electrical connections and tighten as necessary • Check transducers and thermistors • Check contactors for wearing and pitting • Motor insulation resistance check (MEG check) • Inspect relief valve piping • Oil analysis • Check operation of centrifugal oil heater • MEG centrifugal oil pump and check operation For Spring/Summer Inspection these services shall be performed at minimum: • Inspect electrical connections and check conditions of relays and modules • Preliminary inspection, testing and adjustment of starter controls • Inspect equipment during operation to ensure operating efficiency • Inspect and test chilled water flow • Perform refrigerant leak tests • Check oil filter pressure drop • Check refrigerant strainers and filters • Conduct an oil analysis
