The existing rooftop HVAC system is to be replaced. This includes the removal of the current Carrier condensing unit (Model: 38AKS044-501, R-22 refrigerant) and the adjacent evaporator coil located in a separate rooftop-level compartment. 1. Demolition and Removal • Remove and dispose of the existing 40-ton Carrier condensing unit. • Remove and dispose of the existing evaporator coil. • Recover and properly dispose of all R-22 refrigerant per EPA regulations. • Provide crane service for equipment removal and installation. • Lockout/tagout electrical service during demolition. 2. New Equipment Installation • Install a new 40-ton condensing unit compatible with R-32 refrigerant. • Install a new evaporator coil in the adjacent rooftop compartment. • Modify structural supports and/or roof curb as required for the new condensing unit. • Install a mitigation system for R-32 refrigerant. • Provide roof flashing/waterproofing around any new penetrations. 3. Refrigerant System • Replace all refrigerant piping between the coil and condensing unit. • Install new TXVs and filter driers. • Insulate all refrigerant piping with appropriate materials. 4. Electrical Work • Disconnect and reconnect electrical service to new condensing unit and evaporator coil. • Provide new disconnects, breakers, and wiring as required by code and manufacturer’s specifications. • Ensure grounding and bonding per NEC requirements. 5. Controls & Integration • Integrate new equipment with the building’s existing control system (BAS/EMS). • Reconnect and calibrate thermostats, sensors, and safeties. • Provide programming updates as necessary for refrigerant change and equipment compatibility. 6. Startup & Commissioning • Perform factory-authorized startup and commissioning of all equipment. • Verify refrigerant charge, airflow, and proper system balance. • Provide startup and test reports. 7. Documentation & Training • Provide operation and maintenance manuals for all installed equipment. • Deliver as-built drawings documenting equipment, piping, and electrical changes. • Conduct training for building staff on proper operation and routine maintenance. 8. General Requirements • All work must comply with applicable codes and standards (local, state, and federal). • Coordinate with building management to minimize disruption to occupants. • Provide warranty documentation for all installed components. Exclusions • Bonds, permits, overtime labor, and shift work. • Temporary cooling during installation (unless specifically noted in bid). • Roofing warranty repair or replacement beyond flashing/curb work. • Structural engineering services unless explicitly included in proposal. • Asbestos or hazardous material abatement. • Any work not explicitly listed in the scope.
