Specifications include, but are not limited to: • Property is leased in “as is” condition. Any modifications to the interior will be at the tenants’ expense unless prior approval has been given by City Utilities. • Property is currently constructed for a daycare facility. Any other use would require modifications. This would be at the expense of the tenant. • Use of facility and premises: City Utilities reserves the sole right to determine whether the proposed use is consistent with the use of public property, proximity to City Utilities campus, and the surrounding neighborhood. Consistent with City Utilities policy, the sale of alcohol or drugs (including legal drugs) will not be allowed. • Property has been appraised within the last year. The appraisal is part of the bid information. The upstairs square footage will be used for the appraisal value. The basement has been known to flood and the square footage of the basement will not be used in the value calculation. The square footage of the upstairs area is 11,500 square feet and the appraised value is $9.00 per square foot per year. • City Utilities will provide mowing for this property when the property at 301 E. Central is mowed. • City Utilities will provide snow removal for the property when the property at 301 E. Central is serviced. • Real estate taxes referred to in Section 4(a) for 2023 were $14,132.48 • Insurance referred to in Section 4(b) was $1,596 per year at the last renewal. • The proposed lease is a part of the bid information. Please read it carefully. No modifications to the lease will be allowed unless prior approval has been given by City Utilities.
