Specifications include, but are not limited to: The Normandy Schools Collaborative of HVAC system preventative maintenance services, as needed (the “Services”) for the District-wide Facilities, as listed below: Early Learning Center – 7855 Natural Bridge Road; Barack Obama – 3883 Jennings Station Road; Bel-Nor – 3101 Nordic Drive; Jefferson – 4315 Cardwell Drive; Washington – 1730 North Hanley Road; CASA – 3417 St. Thomas More Pl; Normandy Middle School at Lucas Crossing – 7937 Natural Bridge Road; Normandy High School – 6701 St. Charles Rock Road; Normandy Facilities Building – 8930 Boston Avenue; Normandy Administration Facility – 3855 Lucas and Hunt Road; Pursuant to this RFP, the Services shall include, and the successful consultant shall provide, all labor, personnel, tools, filters, and other supplies to provide and perform complete preventative maintenance so that the existing equipment operates in a safe and reliable condition. This includes, but is not limited to (1) performance of regular preventative maintenance, which is to be based on the attached Equipment Tasking Schedule (Exhibit A); (2) properly clean, provide, and install new air filters, as needed; (3) provide at additional cost technicians trained in repair and maintenance of relevant equipment; (4) advisement of when a replacement should be considered because a repair may not be cost-effective. Roof Top/ DOAS Units • Check unit for proper operation, interlocks, controls, and excessive noise or vibration. • Tighten all starter, motor, and control connections. • Visually inspect condition of starter contacts and overloads for wear, pitting, and any signs of overheating. • Visually inspect air filter media and prefilters in outside air intake. Note condition in work notes. • Visually inspect coils for damage, obstructions, and cleanliness. • Clean evaporator drains pan and condensate trap. • Check ductwork for condensation and air leaks at the unit. • Check belts for condition, proper tension, and alignment. Adjust tension if required and replace once a year if needed. • Inspect condition of motor, fan wheel, blowers and blower pulleys. (Bent blades, debris, proper rotation and airflow) • Inspection condition of heat wheel. (Cleanliness, debris, proper rotation)
