The Scope of Services shall include, but is not limited to, the following tasks: 2.1 Site Assessment and Analysis • Conduct a comprehensive evaluation of the existing site conditions including topography, vegetation, infrastructure, utilities, and environmental considerations. • Prepare a site analysis graphic plan analyzing existing site usage, structure sitting, topography, natural features, and utilities. 2.2 Schematic Design • Research applicable design and construction codes and permitting process. • Develop a clear and cohesive design concept aligned with the conceptual design. • Gather precedent images, photography and conceptual materials. • Prepare a minimum of two preliminary schematic design options, including a site plan, elevations, general signage specifications and key wireframe perspectives. • Provide preliminary cost estimate and budget ranges for each schematic option. 2.3 Design Development • Refine and further develop plans and elevations, and illustrative materials based on approved schematic plans. • Identify and select proposed materials for City review approval. • Prepare and present a comprehensive design development package for City for feedback and approval. 2.4 Contract Documents • Prepare construction documents, including detailed drawings, specifications, and all materials necessary for permitting and construction. • Provide 95% complete drawings and specifications for City review and comment. • Produce finalized contract documents suitable for bidding, permitting and construction. 2.5 Permitting • Secure all required permits for construction in coordination with the City and relevant regulatory authorities. • Respond to permitting agency inquiries and provide additional documentation as needed. 2.6 Construction • Provide clarification and respond to general contractor questions throughout construction. • Review and respond to Requests for Information (RFIs) related to construction documents. • Prepare and distribute supplemental drawings and specifications as needed to address construction-related inquiries. • Review and take appropriate action on contractor submittals, including shop drawings, product data, and samples, to ensure conformance with the approved design intent and contract documents.
