The selected consultant shall provide, at minimum, the following services: 1. Site and Building Overview: o General description of the property (e.g., type, size, use, number of buildings). o Age and location details. o Observations from a site visit. 2. Evaluation of Key Building Systems: o Structural Frame and Building Envelope: foundation, framing, roof, exterior walls. o Mechanical Systems: HVAC units and distribution systems. o Electrical Systems: service panels, wiring, lighting. o Plumbing Systems: water supply, drainage, fixtures. o Vertical Transportation: elevators and lifts, if present. o Fire Protection and Life Safety Systems: alarms, sprinklers, extinguishers. 3. Site Improvements: o Parking areas, sidewalks, landscaping, drainage, fencing, etc. 4. Code Compliance and Accessibility (optional): o General indication of compliance with building codes and ADA (Americans with Disabilities Act), though not a substitute for a full code analysis. 5. Immediate Repairs and Short-Term Costs: o Summary of immediate repairs (life-safety or failing systems). o Short-term costs expected within 0–2 years. 6. Opinions of Probable Costs: o Budget-level cost estimates for recommended actions. o Typically divided into immediate repairs and short-term capital reserves
