1. The Contractor shall ensure compliance with all applicable codes and obtain all necessary permits and inspections with the City of Hazelwood and St. Louis County. 2. The Contractor shall recover Freon per EPA code from the existing unit. 3. The Contractor shall disconnect the existing rooftop unit and remove from the roof. 4. The Contractor shall install a new Engineered Air 35-ton cooling only rooftop unit, or equivalent. The Contractor shall ensure the new unit is configured to sit on the existing curb and matches existing duct openings and electrical penetrations. The Contractor shall ensure the new unit meets or exceeds Department of Energy energy-efficiency standards. 5. The Contractor shall ensure the new unit is a 208-230 volt insulated unit with hinged access doors, two inch filters, stainless steel drain pan, supply and return fan motor internal isolation, grease lines, BACnet system, supply and return blower with variable frequency drives, four independent refrigeration circuits, hot gas bypass on lead compressor, thermostatic expansion valves, and a full evaporator coil. 6. The Contractor shall hook back into the existing supply and return ducts. 7. The Contractor shall extend existing line, low voltage, and control wires. 8. The Contractor shall install a new condensate drain. 9. The Contractor shall remove and dispose of the old rooftop unit from the site. 10. The Contractor shall start up and check operation of the new unit, including testing and balancing of the new unit. The Contractor shall ensure the new unit is integrated with the City’s Honeywell Niagara building controls system. 11. The Contractor shall ensure the job site is cleaned up and all debris removed upon completion of the work.
