During the Construction Phase, the Construction Manager will assume responsibilities similar to those of a general contractor. Prior to construction, the Construction Manager must assume the risk of delivering the project through a GMP. Construction and Post-Construction Phase services include, but are not limited to, the following: a. Upon execution of the GMP amendment to the contract, assume the responsibility and risk of delivering the Work. b. Address all federal, state and city permitting requirements. c. Manage and adhere to the Minnesota B3 program requirements. d. Coordinate all inspections and testing required by the project and the authorities having jurisdiction. e. Manage and adhere to Owner’s construction and demolition waste guidelines and requirements. f. Establish and maintain a web-based project communication and documentation site with internet-based project management software for administrative functions that include processes for plan reviews, submittals, change orders, payment applications, requests for information, and document and schedule management. g. Manage the critical path method schedule and the GMP documentation h. Provide change order and contractor contingency funds control methods, including use of a cost control matrix in a form acceptable to Owner. i. Update Owner and A/E regularly on status of the contractor contingency. j. Manage and coordinate all trade contractors and subcontractors and others engaged in the performance of the work. k. Coordinate all Owner vendors or contractors engaged in the performance of the work. l. Provide BIM coordination to assist shop drawing accuracy and production prior submitting for Owner and A/E review. A/E will share digital model for coordination purposes. m.
