Specifications include, but are not limited to: 1. SNOW REMOVAL PROGRAM: The snow removal season typically starts in November and ends in April. The snow removal program will consist of two parts, during storm and after storm services. All service levels are adjustable at the direction of UROC Landcare Supervisor on Duty (SOD).; a. After Storm Program. Provide snow removal services to designated areas as directed by SOD after snowfall has stopped. Trigger depth for providing this service will be one (1) inch or when deemed necessary. UROC Landcare has the responsibility of monitoring snow depth and placing the call to activate the Contractor.; b. During Storm Program. Contractor shall provide snow removal service during snowstorms when directed by the UROC Supervisor on Duty (SOD). The SOD will notify the Contractor when to start, but it is anticipated that the trigger depth will be three to four (3‐4) inches of snow accumulation. The main focus of this service will be plowing to keep entrances and drive lanes open in lots, the secondary objective shall be opening parking stalls. Depending on conditions, SOD may instruct the Contractor to apply deicing chemicals. ; c. Trigger Depth. Trigger depth is defined as the depth of accumulated snow in inches at which snow removal services will commence.; d. Option for Spreading University Supplied Chemicals. At the request of the SOD, the Contractor shall distribute and apply University supplied chemicals on sidewalks and parking lots using Contractor provided equipment and labor.; e. General Snow Removal Program Requirements. In the performance of this Contract, time is of the essence. The Contractor shall perform all duties described in this Contract to the satisfaction of the University using materials, equipment, and trained personnel to complete the services in a manner that does not interfere with the operations of the University. The Contractor must always protect the University’s property and use only University approved materials, treatments, and equipment that will provide safe conditions, enhance the appearance of the University, and preserve any surfaces against deterioration.; 1. LANDCARE PROGRAM: The Landcare Program typically starts in April and ends in October. The Landcare Program consists of the services listed below.; General Landscaping Duties: a. Pre‐Existing/Deficiency List. At the start of the Landcare Program (April), the Contractor shall inspect all flowers, trees, plants, containers, ground covers, and any related ground keeping repairs for pre‐existing conditions for the service areas and in accordance with the Scope of Services. By April 15, the Contractor shall provide a written deficiency inspection report to the University that identifies and details all methods of repair and/or replacement components needed in order to properly maintain the landscape and grounds. Any deficiencies not included in the Pre‐ Existing/Final Deficiency List shall be the responsibility of the Contractor.; b. Perform grass mowing, edging, trash, and debris removal and power blowing of lawn areas.; c. Maintain the health and appearance of existing landscape plants, trees, shrubs, and lawn area.; c. Ensure that the service area is free of debris, weeds, insect infestation.; d. On a monthly basis, report in writing and provide pictures of any conditions that are not conducive for thriving plant growth to the University Authorized Representative.; e. On a monthly basis, examine existing irrigations system to ensure that the irrigation systems is functional, operational, and that plant life can receive sufficient levels of watering for healthy appearance. Report deficiencies and repairs that need to be made to the irrigation system to the University Authorized Representative. ; f. Reduce mowing and watering frequency if a drought period is determined to exist and approved in advance by the University Authorized Representative. Contractor shall provide to the University Authorized Representative, in writing, a revised mowing and watering schedule for approval before implementing the schedule change. ; g. Replace plants, flowers, or dead ground cover that died under the Contractor's care and not due to vandalism or circumstances beyond Contractor’s control.
