Specifications include, but are not limited to: The Pedersen Building was constructed in 1937 as a psychiatric hospital, but now houses the administrative staff at the Saint Peter Regional Treatment Center (SPRTC). The building is approximately 41,000 sf and contains 3 stories and a partial basement. This project includes the replacement of the existing window/door assemblies and the addition of a central cooling system. The building is currently heated with steam radiation unit heaters and cooled through a variety of window air conditioners and mini split systems. The project will install a central cooling system compatible with the SPRTC’s campus Distech Controls system. The selected consultant will be responsible for evaluating current electrical capacity and designing electrical infrastructure as needed to support the new cooling system. The selected consultant will also study the server room to determine if a dedicated system is required. The building’s window assemblies and perimeter door assemblies are reaching end of life and need replacement. The work will also include replacement of the exterior metal panels adjacent to the building windows. The selected consultant will address building finishes where impacted by the project work. The consultant will hire a third-party cost estimator to provide detailed construction estimates at design development and construction document development. The project is currently funded through design. Bidding, construction administration, and post-construction phases are contingent on the receipt of construction funding.
