This project will require full scope architectural design, interior design, engineering, and professional cost estimating services. Services consist of Space Program verification and predesign. The scope of the Architect’s Basic Service is defined in Hennepin County’s standard architectural contract, which is an Owner- modified AIA B101-2017 agreement. This design effort will consist of the following major tasks: 1. Provide Space Program verification for Fleet Services and full Predesign Services to support Fleet Services’ and site needs facility. 2. Review on-site conditions and documentation from Hennepin County Facility Services: a. Review and analyze existing building/program documentation, including building drawings, previous condition assessments and surveys, environmental testing reports, etc. b. Review and become familiar with current Hennepin County building standards, guidelines, and operational needs. Existing facility documentation and building standards information will be provided by the County at project commencement. 3. Facilitate and conduct bi-weekly meetings, as needed, with Hennepin County team. Prepare meeting agendas at least 2 business days in advance of meetings and provide meeting minutes not later than 3 business days following a meeting. 4. Development of proposed Fleet Services space program options will be required as the foundation of any of the concept options. 5. Explore no less than 3 concept plans for Fleet Services expansion. 6. Identify and evaluate risks associated with the options. 7. Provide order-of-magnitude construction cost estimate for the approved expansion option. 8. Provide a Predesign Report and Executive Summary Report and all necessary appendices in a separate document.
