The proposal for design services by firms under consideration should include proposals with a multi-disciplinary team including Landscape Architecture and Civil Engineering leadership. Additional capacity for Visual Communications, Structural, Geotechnical, Water Resources, and Electrical engineering and lighting design should be included in the composition. Scope of services to include the following items: 1. A review and analysis of current conditions and the anticipated project program. Final program confirmation will be made following this evaluation and communication with City staff. 2. Complete development of engineering drawings for each phase of project design. Deliverables will include: • Schematic design • Design development (include construction cost estimate) • 30% Construction Documents (include construction cost estimate) • 60% Construction Documents (include construction cost estimate) • 90% Construction Document Bid Set Review cycles and associated changes, as requested by the City, should be part of this documentation timeline. Construction documents should serve as the basis for bidding and construction by the general contractor. 3. Schematic Design (SD) • Provide a detailed design schedule • Coordination of geotechnical analysis and report with soil borings as required. • Develop SD package including plans, exterior elevations, sections, and details necessary to demonstrate design intent and direction. Include information necessary for accurate cost estimating including a narrative and preliminary material selections. • Provide analysis documentation of requirements, setbacks that may impact design and construction. • Revise design documents if requested by the owner to meet the project budget. • Present schematic plans to the City’s project team. • Prepare materials for and attend two (DAC) Design Advisory Committee or District Council meetings with City staff. 4. Design Development (DD) • Prepare plans, sections, elevations, equipment layouts, and typical details refining the spatial relationships, appearance, sizes of project components, and overall scope. • Create outline specifications identifying major materials and systems. • Revise documents if requested by the owner to meet the project budgets. • Submit 100% DD drawings for review and approval.
