Specifications include, but are not limited to: The University seeks proposals from qualified respondents to enter into a long-term lease or ground lease of the University’s Les Bolstad Golf Course to operate the property as a public golf course with a driving range for the term of the lease. The Lease Agreement will provide, among other provisions, that: Leased Space: Substantially all of the real property known as the University of Minnesota Les Bolstad Golf Course, located at 2275 Larpenteur Avenue West, Falcon Heights, Minnesota, but excluding the University’s varsity golf training facility, all as depicted in the RFP attachment titled Golf Course Property (the “Premises”). Use: Exclusively to operate the property as a public golf course with a driving range and related or accessory uses thereto (e.g., pro shop, food and/or drink service, event space), and for no other purpose without University’s prior written consent. Rent: To be negotiated based on Tenant’s proposal. Taxes: Tenant will pay any/all real estate and other taxes attributable to its leasing of the Premises. Lease term: To be negotiated based on Tenant’s proposal. Initial Improvements: To be negotiated based on Tenant’s proposal. Alterations: Other than the Initial Improvements, Tenant shall make no change, alteration, modification, or addition to the Premises during the term of the Lease Agreement without University’s prior written approval. Furniture, Fixtures and Equipment: The Lease will include Tenant’s right to use all furniture, fixtures, and equipment (“FF&E”) currently owned by University and used exclusively in the operation and maintenance of the Premises, all as indicated in the RFP attachment titled “Equipment and Inventory." Tenant will be responsible for providing any additional FF&E that Tenant deems necessary for operation and maintenance of the Premises.
