The scope of the Project anticipates, at a minimum, an extensive interior gut and remodeling of all floors, replacing all mechanical and electrical building systems; adding fire suppression and alarm systems; repairing and rehabilitating the brick structure; replacing the roof; and upgrading to meet accessibility requirements. Additional Services are requested for a Peik Hall multi-phase vacation plan to be developed and issued concurrently with the Eddy Hall Predesign. At the end of each design phase (Predesign, SD, DD, and CD), allow for a 2-week UMN stakeholder review of 95% project phase documents conducted via Bluebeam. An Authorization to Proceed will be required for each separate design or construction phase. Refer to the RFP Attachments for additional Project information. Required Design Services The Designated Additional Services for the Project will include: Predesign Phase (including Cost Estimating) FF&E Services Peik Hall Multi-phase Vacation Plan The Basic Services for the Project will include: Schematic Design Phase Design Development Phase Construction Document Phase Bidding / Negotiation Phase Construction Phase - Administration of Construction Contract Any cost estimating for the Project shall be prepared by a qualified, experienced, and licensed construction contractor, or others as approved by the University.
