• Demolition, removal, and proper disposal of existing heat pumps at the identified units at Orness Plaza. • Contractor to supply, install, and startup new heat pumps in the identified units in the spreadsheet below at Orness Plaza per manufacturers specification. Sizing and configuration of new units shall be the same as existing units and shall be field verified by Contractor. • Acceptable replacement manufacturers are Climatemaster or approved “equal”. Note that all other manufacturers must have prior written approval by the Owner/Project Contact during bidding phase to be considered for acceptance. • If an alternate brand/model is bid, a comparison of specifications must be submitted to owner ensuring unit will function without making major modifications to the existing areas that house the existing heat pumps. Note that all other manufacturers must have prior written approval by the Owner during bidding phase to be considered for acceptance. Any other product that meets the same technical requirements will be given fair consideration. It is ultimately the Contractor's responsibility to make sure alternate heat pumps will work. • If alternate brand is installed and thermostat/controls change out is necessary, all additional work is incidental to the furnishing and installation of the new heat pump. • Existing supply/return air ducting, power supply, water in/out, system control, and condensate lines shall be utilized when installing the new unit. Any reconfiguration of existing connections to the new heat pump are considered incidental to installation of the new heat pump. • Belimo actuators and associated valving adjacent to each unit shall be removed and replaced. • Control boards for each unit shall be removed and replaced. Existing boards shall be salvaged and given to owner for spares. In-place Control Boards are MPC Gen8 W-A EQT. • Geothermal wells to and from ground field shall be monitored daily to ensure they are between 35-40 psi due to glycol loss from removing old units. Contractor shall keep system pumped up to prescribed psi’s; City will supply glycol to pump system to prescribed psi’s. Gauges are located in the mechanical room of the building. • If any of the existing connections are deemed to be faulty and in need of repair the Contractor will be compensated for this work via change order at the end of the project. • All 8 locations of heat pump removal and replacement are above the ceiling tiles. Ceiling tile grid and tile shall be salvaged and reinstalled with care and is incidental to heat pump installation. Replacement of damaged tile or grid is incidental to heat pump installation as well. • Contractor shall take appropriate measures to secure active work areas 24 hours a day and 7 days a week during the course of the project. The 8 locations for installation are in either office areas or public areas of the facility and the work is elevated off finished floor elevations. Any temporary barricades and safety measures that need to be taken is incidental to secure areas and to keep building users safe during the course of the project is incidental to installation of the heat pumps. • Installations of heat pumps must be in line with OSHA Standards. • Provide 2 physical copies and 1 digital copy of the installation and operation manual for each type of unit; 1 copy of the installation and operation manual shall be left with each unit. • Contractor shall provide EDA with spreadsheet outlining location, install date, model number, serial number, or noting any modifications made to existing lines connecting to the new heat pump. • The 8 units are connected to the Building Automation System (Paape Continuum); disconnecting and reconnecting these units to the BAS is incidental to heat pump unit bid. • There is a bid alternate on this project and pricing shall be provided for bid to be considered. The bid alternate is to furnish additional heat pumps for owner stock.
