A. The work will be done under one prime contract that includes: Demolition construction. B. The following summary is a general guide to the scope of work. It should not be construed as a detailed list of work included in the contract. Demolition of the Johnson Hall Building and related site infrastructure at the SPRTC, 100 Freeman Drive, Saint Peter, Minnesota. The Work will require above and below ground demolition, removal of building structures, selective concrete pavement removal, footing and foundation extraction, and utility capping. The Limits of Work are included in the Drawings. The Site consists of approximately 1 acre. The existing building is three stories tall and approximately 23,500 square feet in size. The specifications for this portion of the work are included in these specifications prepared by the ENGINEER. The Work includes protection of the adjacent roadways and buildings, site security, and site reclamation. Adjacent buildings are occupied and cannot be impacted through construction, demolition, or utility interruption. Work must not impact operations at the facility. Particular care must be taken to prevent damage to security fencing associated with Shantz Hall, immediately adjacent to Johnson Hall. Work will include removal of disconnected subgrade utilities to points shown on the project drawings. Terminating services within the tunnel system (mechanical, plumbing, electrical, fire protection) will be completed by the facility. The facility will assist with termination of the water main on the exterior of the building. Removal and disposal of unused utility systems is the responsibility of the Contractor. Additional work is included and described in the specification sections prepared by the CIVIL ENGINEER. Work will include the permanent closure of a tunnel opening resulting from tunnel demolition. Permanent infilling and water protection of the tunnel is to be completed by the Contractor. Water drainage must be installed for the portion of the tunnel that will be remaining. This Work includes the construction a gravel drive to connect the two adjoining, paved parking lots for use by site security. The adjoining tunnel that connects Johnson Hall to Shantz Hall will be demolished and capped as part of the Work. A drain for water intrusion into the portion of the tunnel that will remain shall be constructed. All removed trees shall be replaced 1:1 and all areas within the Limits of Work shall be reseeded. The Work will require continuous dust control, construction and maintenance of best management practice (BMP) erosion and storm water control features and on-going storm water management, and other miscellaneous work related to managing regulated wastes. Base Bid work consists of the demolition and disposal of building materials associated with Johnson Hall. Work will include removal of above-grade and below-grade systems as identified on the Drawings.
