The following three projects are to be included in the work under this proposal. However, Fire Station 1 is a separate project from Northbound and Cannabound. There will be separate preconstruction meetings, estimating, construction documents, bidding, meetings, construction schedules, construction submittals, supervision, and all other day-to-day management of these projects. 1. Fire Station 1: The City of Elk River Fire station 1 was opened in 1971, which was originally a 3-bay station. In 1989 the station had three more bays added due to the purchase of a new aerial truck and rescue that needed larger apparatus bays to accommodate. The final addition was built in 2006, which is used to house the Elk River Ambulance. It currently is now a sevenbay station. A Fire Station Feasibility and Facilities study was completed in 2017 on Station 1 and concluded the following: “Station No. 1 is reaching the end of its useful life. Multiple remodeling and expansions have extended it to fit its entire lot and large expenditures now or in the future would be inappropriate”. The City of Elk River has concluded that it would be best to build a new fire station 1, has hired the services of an Architectural group and is now looking for the assistance of a Construction Manager. 2. Northbound: Northbound Liquor Store is located at 19348 Evans St NW. The city has determined the facility is beyond economic repair and does not meet operational needs due to its existing layout. The city has determined to proceed with the construction of a new store at an alternative location. The expected project includes the construction of an approximate 15,000 square feet store to facilitate the needs of the liquor operation. The store will be attached to Cannabound. 3. Cannabound: The city has developed a business plan with the intent of acquiring a municipal cannabis license to begin retail operations in 2026. The expected project includes the construction of an approximate 5,000 square feet store to facilitate the needs of the cannabis operation. The store will be attached to Northbound.
