The CMa shall work with the County to facilitate the successful construction of the new Public Works South Shop on time and in budget. Consistent collaboration with the County’s awarded Consultant Design Team (hereinafter referred to as Architect) throughout the preconstruction phase of the project will be key in minimizing as many unforeseen conditions as possible throughout the construction phase. Consistent management of the project’s budget, change orders, general conditions, and schedule milestones will be objectives for the delivery of this project. A few project specifics for this RFP include: • The County awarded RSP Architects as the consultant design team for the project. RSP Architects is scheduled to begin their design process in September 2025. • The anticipated construction start for the Public Works South Shop project is Spring of 2027 to avoid winter conditions. Nevertheless, construction administration tasks such as the submittal process for the procurement of long lead items can commence in early 2027 after the award of the multiple prime contracts. o Note: As part of the initial concept design phase by the Architect, the feasibility of delivering an early, standalone package for construction of the Salt Shed and Fuel Island before the 2026/2027 winter season will be determined. Although the Public Works team could greatly benefit from these early deliverables, the Architect’s feasibility analysis during the Concept Design phase will inform the County’s direction for an early bid package before moving into Schematic Design. • Site logistics, staging and sequencing will be critical for the success of the construction effort. The existing Public Works South Shop will remain operational during construction. After the new facility is completed, demolition of the existing building and infrastructure could occur. o Note: If the estimated costs to demolish the existing facility are too high relative to the overall project budget required for the new facility, then this scope may be put on hold until a later phase of the long-term campus plan.
