Specifications include, but are not limited to: repair and restoration of designated areas of roofing for the Washtenaw Intermediate School District located at 1819 S. Wagner Road, Ann Arbor, MI 48106. Alphaguard BIO Fluid-Applied System with 15-year Renewable Roof System Warranty. SINGLE-PRIME (ALL TRADES) CONTRACT. A list of Tremco materials to be delivered to the project at the start of work will be provided at the pre-bid meeting. The contractor is responsible for scheduling, unloading, and hoisting the materials to the roof. Contractor to provide any additional needed quantities of owner provided materials and all other needed materials and accessories to satisfy the project documents. 1) Perform remedial repairs as specified. Include in the base bid: 100 lineal feet of wall flashing repair, 500 square feet of membrane repair and 200 lineal feet of blister repair. 2) Clean roof using specified RoofTec cleaning service. 3) Apply Alphaguard WB Primer and allow to cure prior base coat application. 4) Apply Alphaguard BIO base coat at rate of 2.0 gallons per 100 sq. ft. and fully embed Permafab polyester reinforcement at all seams, laps, drains and flashings. Include reinforcement in minor standing water areas. “3 -course” repair/reinforcement areas should be approximately 80 mils thick. 5) Apply Alphaguard BIO top coat (white) at rate of 2.0 gallons per 100 sq. ft. 6) Provide 15-year manufacturer’s renewable warranty with proactive inspections at years 2, 5, and 10. Provide alternate option for fully reinforced Alphaguard BIO system with 20 – year manufacturer’s renewable warranty with proactive inspections at years 2, 5, 10 and 15. 7) Remove existing walkway pads and install new walkway paths per specifications to match existing walkway pattern. 8) Install new pipe support detail per specifications. 9) Install new roof safety hatch per specifications.
