Specifications include, but are not limited to: removing existing roof material to bare decking, replacement of sub-roof decking as needed, installation of underlayment, ice shield, roofing materials rated for a minimum of 25-30 years, and install flashing and drip edge to color match existing. Proposals should clearly articulate the materials offered (see 2 alternatives in “Materials” section below) within the bid document. The list should include all items from the remaining roof structure through the final roofing material placed. Proposals should articulate the full warranty details. Proposals must detail the additional materials required for the correct installation and warranty conditions (i.e. ridge vents, drip edges, snow fence, flashing, ice/weather shielding, etc.). All materials proposed must be compliant with local, State and/or Federal code as outlined in necessary permits/permitting process. Contractor is responsible for ensuring all permits are obtained, posted, inspected and otherwise compliant with this contract. Contractor will identify any necessary/required structural changes which would increase the size/scope of the proposed roof not initially identified in the RFP. Any proposed structural changes should be justified within the proposal and proposed pricing should include all associated fees related to additional work.
