Gathering and verifying all information required for the proper design of the project. • Phase 100 Study that includes field verifying and documenting existing conditions of the entire roof system, including gutters. Identifying the source(s) of the leaks, identifying potential solutions that may include repair and/or replacement. The study should provide 3 levels of repair options: minor repair, major repair, and replacement, provide cost estimates for each, resulting roof warranties, and make recommendations to the owner. • Phase 400, 500 design services as required to produce complete designs for the selected solution, through contract document development and bidding. • Design solutions shall maintain the same blue color theme for the roof. • Design review submittals at 50% and 90% of each design phase. • Cost estimates are required with the 90% submittal for each phase. • Develop a pedestrian control and staging plan that provides ADA and MIOSHA compliant access to both the front (west) and rear (east) building entries throughout the duration of construction. • Bid documents may need to direct the contractor to coordinate with another contractor for an HVAC project at the same location (TBD). • LARA plan review submission. • Phase 600 & 700 construction administration services
