Specifications include, but are not limited to: Removing existing roof material to bare decking Replacement of sub-roof decking (see 1 and 2 below) Installation of underlayment, ice shield, roofing materials rated for a minimum of 25-30 years Install flashing and drip edge to color match existing Proposals should clearly articulate the full warranty details including duration of manufacturer’s warranty Proposals must detail any additional materials required for the installation and warranty conditions (i.e. ridge vents, drip edges, snow fence, flashing, ice/weather shielding, etc.) All materials proposed must be compliant with State and/or Federal code as outlined in necessary permits/permitting process Contractor is responsible for ensuring all permits are obtained, posted, inspected and compliant with State and local building codes Contractor should include within the base bid, the installation of new soffit/fascia in cases where leaving the existing material would compromise the new roof structure Contractor shall include in the proposal, a price for the replacement of all sheathing.
