Specifications include, but are not limited to:The Contractor shall furnish at no cost to the MDOC the following: Heating, mechanical, ventilation, and cooling. Electrical power distribution system throughout the premises. This includes natural or artificial interior illumination by incandescent or florescent lamps, tubes, bulbs, starters, ballasts, and fuses and the replacement thereof for the premises and common areas. Domestic plumbing system to restrooms and the kitchen capable of supplying hot and cold water and removing sanitary waste water. Provide potable water. Provide electricity, natural gas, water, sewerage, steam, fuel oil or coal for the premises. Must provide and install working/functioning smoke alarms. Trash removal from wastebaskets and dumpsters. Pest control, including but not limited to insects, rodents, flying animals, etc. The Contractor shall provide to the MDOC, upon request, documentation to support inspections and treatment for pest control Exterior grounds maintenance including grass and weed cutting, litter removal, sidewalk surface and parking lot maintenance, de-icing and snow removal. Emergency Service and Maintenance of the premises 24 hours per day/7 days per week/366 days per year. Will ensure that each of the premises have exterior common locks for all residents for use by each parolee as designated by the MDOC. The Contractor will provide the MDOC with two complete sets of keys to each residential property exterior door(s) so that the MDOC can enter specific rooms as needed
