4.1 Renovation - New Conference Room and Secure Corridor 4.1.1 To be designed as shown below in Figure 1 with minor variances allowed to align walls with the existing building structure, systems infrastructure and any applicable building code requirements. 4.1.2 Walls: Walls are to be framed to the deck with metal studs, insulated, finished with drywall and painted with one coat of primer and two coats of first-line commercial paint to match existing. 4.1.2.1 Install 48” polycorner guards on all outside corners to match existing. 4.1.2.2 Install 1” X 4” stained and finished wood chair rail at a height of 31.5” from the finished floor to the top of the chair rail. 4.1.3 Doors: Install doors and frames with narrow sidelight windows sourced through S.A. Morman & Co. 4.1.3.1 Doors are to be solid wood and stained to match existing. 4.1.3.2 Doors marked A are to have small privacy inset windows using either a window film or a glass solution. 4.1.3.3 Door marked with B is to have a small clear inset window. 4.1.3.4 Frames to be painted to match existing. 4.1.4 Secure Access: Install two Key Card Access controls and associated door strikes where shown on Figure 1. Installation work must be coordinated by Contractor (or subcontracted) with Allied Universal Technology Services. 4.1.5 Lighting: Install/reconfigure all lighting and switches as necessary to accommodate renovations to meet code and match existing. In particular, add a connected two-way light switch by each door of the new conference room, address lighting for the new corridor and the re-locate any existing lighting switch for the open office impacted by the renovation. 4.1.6 HVAC Systems: Install/reconfigure HVAC systems as necessary to accommodate renovations and/or meet code to match existing. It is suggested, but not required, that work we coordinated by Contractor (or subcontracted) with Allied Mechanical Services. 4.1.6.1 Installation of a thermostat in the conference room, if necessary or recommended and any HVAC controls work must be coordinated by Contractor (or subcontracted) with Grand Valley Automation. 4.1.7 Life Safety Systems, Equipment and Fixtures: Install/reconfigure fire suppression systems, alarm pulls, emergency exit signs, fire extinguishers etc. to accommodate renovations, meet code and match existing. Room Signs: Install five new room signs (approximately 6” x 12”) where shown on Figure 1 to match existing. Contractor to order signs from and have them installed by Midwest Sign Company. DHHS must verify sign proofs before signs are manufactured. 4.1.8 Additional Demolition: Contractor shall demolish and remove the half-wall surrounding the Kids Play Area in the Main Lobby so that the floor can be retiled. The half-wall will not be replaced.
