Chimney Inspection & Preparation • Perform a full inspection of the chimney structure from the roofline to the cap. • Document all areas of concern with photographs before beginning any work. • Ensure that venting of gas appliances through the chimney is safe and code-compliant during and after repairs. 2. Tuckpointing & Masonry Repairs • Remove all loose, deteriorated, or failed mortar joints on the chimney exterior. • Tuckpoint all joints using mortar that matches the existing color, texture, and compressive strength. • Replace any spalled or severely damaged bricks with new units matching size and appearance. • All work must conform to masonry restoration best practices. 3. Flashing Repair/Replacement • Remove all failed chimney flashing. • Install new step flashing and counterflashing at the base of the chimney, integrated properly with existing roofing materials. • Flashing must be made of corrosion-resistant metal (e.g., galvanized steel or copper) and installed in accordance with local building codes and manufacturer guidelines. • Ensure flashing is watertight and tested upon installation. 4. Chimney Cap Installation • Supply and install a new, properly sized chimney cap compatible with gas appliance venting. • Cap must prevent water intrusion, debris entry, and animal nesting, while allowing proper draft. • Cap to be constructed from stainless steel or another long-lasting, rust-resistant material.
