1. Proof of liability, property damage insurance and 100% labor, material and performance bonds must be submitted to the Berrien County Purchasing Department, prior to receiving a purchase order. 2. Disconnection of all Utilities: a. All necessary permits required to disconnect must be obtained from the proper jurisdictions prior to demolition is required. b. All necessary permits required must be submitted to the Berrien County Land Bank Authority and the Local Municipality Inspection department prior to demolition. An Open Hole Inspection and Picture must be provided to the Land Bank Authority. c. Sanitary Sewer shall be disconnected at the right-of-way and shall be inspected for proper seal prior to backfill. Septic Tanks and dry wells shall be pumped out before the tanks are broken up and removed and the land filled with clean sand. d. Water service shall be disconnected at the curb stop and shall be inspected prior to backfill. e. Contractor must arrange for disconnection of all utilities, such as Gas, Electricity, telephone, alarm systems, intercoms and other utilities that may be connected at one or more places to the structure. 3. The contractor shall be responsible for ascertaining the locations of any active utilities traversing the project site and preserve and protect them in operation condition. The contractor shall protect all utility property including but not limited to: manholes, catch basins, valve boxes, line poles, end poles and guy, vaults, pedestals and other appurtenances. The contractor shall be responsible for the repair of damage to any such utility. 4. Asbestos Containing Materials: The property contains exterior and interior window glazing, Slate Roof Tiles, TSI Pipe Wrapping and grey tar found on exterior red brick of the building. These materials will need to be removed and disposed of by a licensed party in accordance with all applicable environmental regulations. Please review the Asbestos Survey (Attachment D) and Addendum on asbestos abatement. 5. Complete removal of the church above and below grade structure, inclusive of basement walls, floor and foundations. 6. Complete removal of the Parish home above and below grade structure, inclusive of basement walls, floor and foundations. 7. The Demolition contractor shall be responsible for repairs on any damage to streets, sidewalks, or any other public or private property not related to the job site. 8. All demolition sites shall be enclosed, utilizing a minimum of three (3) foot snow fence or equal, during any time that the site is unsupervised by a member of the demolition crew. 9. Clean up requirements – The Contractor shall clear and dispose of all debris within the property lines (including dead trees). The contractor shall clear and dispose of all property remaining in the building scheduled for demolition. Any appliances remaining that may contain any chemicals must be disposed of according to state and local requirements. Hazardous Materials Inventory (Attachment E) requires all hazardous material be disposed of property. 10. The basement/foundation including footings and floor shall be removed in entirety and disposed properly. 11. The site shall be back filled with clean organic soils free of any deleterious materials. 12. The site shall be seeded with “no mow/slow growth” seed consisting of various types of fescue and rye and straw placed on top to allow seed to germinate.
