Specifications include, but are not limited to: 1. Property Access: Provide property access (only) for Open Houses, ad hoc inspections, appraisals, cleanings, photography, or other access as requested. 2. Security Assessments: Complete a Security Assessment to identify vulnerable points of entry and formulate remediation steps (pre-construction or post-construction). a. The Assessment should include: i. Areas of concern, including supporting pictures ii. Summary that addresses each finding with a corresponding recommendation 3. Daily Security Checks: An exterior inspection of each property should be completed daily (at different times) by walking the premises to ensure that the property is secure and that there are no signs that the property is being prepped for a security breach. a. Immediately report security breaches identified on-site as directed. b. Submit nightly security report, listing each property and its findings (i.e. confirmation of security, window tamper, door left open, etc.) 4. Security Patrol: Provide ad hoc security patrol by vehicle as requested by BN. a. The security patrol will consist of one of the following and the type will be noted at the time of the request: i. A security vehicle parked at one home with periodic walk-arounds of the home. ii. One security vehicle responsible for patrolling multiple homes. 5. Security Breach Response and Report a. Report to properties once a notification is received reflecting a possible Security Breach. b. Contact the Detroit Police Department if the property has been breached. c. If the property has been breached and cannot be re-secured without the assistance of BN staff and/or the general construction contractor, a patrol vehicle must stay on site until the home is re-secured. d. Provide a report that includes the following: i. Property Address ii. Arrival Time of Security staff on-site iii. Arrival Time of Police iv. Police Report Number v. Pictures that display the entry point, property damage, and the mechanicals in the basement vi. Observations relating to break-in, including best estimate of what specifically occurred leading to the breach of the property. vii. Lessons Learned and related Security Recommendations viii. The report must be delivered within 18 hours of identifying the security breach. 6. Security Presence at Events: Monitor the safety of staff and residents during BN fairs, events, open-houses and other public gatherings.
