1. INTENT/PROJECT OVERVIEW This project involves the removal and replacement of all necessary gaskets and two boiler sections on the Weil-McLain, model 1588, capacity 3996 LB/HR commercial steam boiler located at 241 W South Street, Kalamazoo, MI 49007. The work is required to restore proper sealing, prevent steam and water leaks, and ensure safe and efficient boiler operation. 2. SCOPE OF WORK The contractor shall provide all labor, materials, tools, and equipment necessary to complete the following tasks: 2.1 Preparation and Safety A. Isolate the boiler from the steam system and shut down in accordance with manufacturer and facility safety procedures. B. Allow the boiler to cool completely and verify zero pressure. C. Lockout/tagout all electrical and fuel supply connections prior to work. 2.2 Disassembly A. Isolate and remove any required control wiring, electrical wiring, and gas lines to access boiler sections and reconnect when finished. B. Remove all access panels, manway doors, handhole covers, and other bolted joints as required to access existing gaskets. C. Carefully remove old gaskets and sealing materials without damaging sealing surfaces. 2.3 Inspection A. Clean and inspect interior (water side) of heat exchangers, remove debris and sediment build up and report any deficiencies prior to reassembly. B. Inspect all gasket surfaces, flanges, and covers for pitting, warping, or corrosion. C. Report any damage or irregularities to the Owner’s Representative prior to reassembly. 2.4 Gasket Replacement A. Furnish and install new high-temperature, manufacturer-approved gaskets compatible with steam service pressure and temperature ratings. B. Furnish and install two new manufacturer-approved boiler sections . C. Ensure all mating surfaces are clean and properly prepared before installation. D. Replace bolts, nuts, and washers required to bolt sections back together. E. Apply appropriate anti-seize compound or gasket dressing if specified by manufacturer. 2.5 Reassembly and Tightening A. Reinstall all covers, manways, and access points with new gaskets and tow new boiler sections. B. Tighten bolts in a proper crisscross pattern to recommended torque specifications. 2.6 Testing and Commissioning A. Conduct a hydrostatic and/or steam pressure test (as required) to verify all joints are leak-free. B. Restore boiler to normal operation and observe during startup for leaks or abnormal conditions. C. Provide written documentation of testing results. 2.7 Hourly Rate Requirement All bids must include an hourly labor rate for any unexpected repairs or additional services related to the boiler that are not covered under the base scope of work. Failure to provide an hourly rate may result in the bid being considered incomplete and subject to disqualification.
