Phase 1: Evaluation of Existing Roof Conditions and Details, Report and Recommendations. Evaluations to include site visit to each building location to survey the existing roof conditions including type of existing system, mechanical/electrical penetrations, and roof parapet/coping conditions and shall address the following and any other pertinent issues observed. Thermal imaging survey(optional), or other non-destructive moisture survey Membrane Condition Insulation Condition Roof assembly condition Perimeter and Penetration Flashing Condition Coping Condition Fascia Condition Roof drain quantity and size At all low slope roofs, core samples of each representative area and no less than one per 5,000 SF of roof area The roofing consultant shall develop a comprehensive report addressing the categories above and any other pertinent issues observed including images as required for each location identifying the overall condition and composition of each building roof system and deficiencies observed at each location with a recommendation of repair or replacement of any deficient items, and an estimation of useable life. Report shall include a roof drainage calculation confirming conformance with current adopted Michigan building codes or recommended revisions to bring roof drainage into compliance. The consultant shall meet with WSU and review the report and its recommendations, and incorporate any revisions required as a result of the meeting and submit a final report per building. Phase 2: Design Professional Services The consultant shall make recommendations on the type of roofing system, and upon WSU’ approval prepare detailed, performance-based roofing Construction Documents including drawings and specifications. Drawings to include roof plan of all levels indicating extent of existing roof assembly demolition, extent of new roof assembly or components including as needed but not limited to membrane, coverboard, insulation, flashing and details of edge conditions and penetrations. Specifications will include as needed but not limited to roof membrane, coverboard, insulation, roof drains, and flashing and penetrations. Construction Documents shall be non-proprietary allowing multiple manufacturers and bidders. Phase 3: Bidding The consultant shall conduct a pre-bid jobsite walk-through and review conference with contractors, assist with evaluating bids received from pre-qualified contractors, meet with and review any exceptions and/or clarifications with the contractors as required, and attend a bid review meeting per building with WSU and make recommendation of award.
