B. Overview of Services Requested and Scope of Work The County of Marquette, acting in its capacity as the CDBG Grant Administrator, is seeking a Michigan Licensed Contractor for the rehabilitation of a single family residential home located at 58 Co Rd CKK, Champion, MI 49814. Project specifications consist of: 1. Back Deck Demolition and Replacement Remove existing railings, steps, and deck boards. Repair/replace any damaged or deteriorated deck joists. Install new steps and attach to existing deck. Install new handrails. Install new guards if necessary. Install new deck boards to match existing. All load bearing components will have locally approved footings. Porches on buildings will be rebuilt to conform closely to historically accurate porches according to the house type and the neighborhood. Porch decks will be replaced with nondecay material, size and material profile will be replicated. Replacement railings will meet code and appropriate neighborhood railing styles. Replaced structural components will be non-decay type material and replicated to original conditions as best possible. 2. Radon Mitigation System Installation of the radon mitigation system shall be completed in accordance with the EPA guidance in the Consumer’s Guide to Radon Reduction. The contractor should choose the most appropriate method of soil suction to reduce radon to safe levels (2 pCi/L or below). 3. Forced Air Heating System and Propane Furnace Installation Install a propane fired- furnace with at least 95% AFUE (Annual Fuel Utilization Efficiency). All heating units shall be properly sized utilizing the climate zone and area square footage to determine British Thermal Units (BTUs). A professional Heating and Cooling Contractor shall perform all calculations and provide them to the homeowner. Install ductwork for providing forced air heating to the entire home. Programmable thermostats shall be installed for the new heating system. 4. Fire Alarm and Carbon Monoxide Detectors Install wireless smoke detectors and carbon monoxide detectors on each dwelling floor and in all bedrooms. If already existing, ensure they are functioning.
