Specifications include, but are not limited to: The program for each annex will include: 1-2 apparatus bays, a day room, an eating room, classroom and office space, and a bathroom. The build-out scope will include but be not limited to site work, site utilities, MEP, building envelope, interior finishes, equipment installation, and site restoration (see list below): Site Prep Site work: As indicated on the drawings, including but not necessarily limited to: • Demo of paving, fencing, vegetation, site utilities, building utilities. • Design of new site improvements including but not limited to parking and sidewalk paving, site utilities, driveway aprons, fencing and gate with operator, site and security lighting, and landscaping. • It will be the contractor's responsibility for identifying where site utilities are located and making all necessary connections for all building annexes. Demo As indicated on the drawings, including but not necessarily limited to the following: • Confirm location of all items to be removed with Landscape Architect/Project Manager and City Representative prior to removal. • Demolition to include the removal of all associated footings and base material, and necessary items to complete the work, whether specifically mentioned or implied. Base materials from demolition deemed suitable may be re‐used on site. Properly dispose of unusable materials offsite • Remove trees and brush/shrub areas as per Drawings. Grind and remove stumps. • Remove existing concrete and asphalt pavement, full depth, per drawings, specifications, and details. Saw‐cut to establish clean edges. • Remove any existing footings and slabs, full depth, per drawings, specifications, and details. • Abandon, cap and/or remove underground utilities per drawings, specifications, and details. • Remove any fencing and fence footings, concrete curbs, bollards, and other various structures per drawings, specifications, and details. • Restore areas of removals per drawings, specifications, and details. • Protect storm drains, catch basins, and all other utilities as noted on drawings, specifications, and details. • Protect trees and plants as noted on the drawings, specifications, and details. Shell • DFD strongly encourages the potential Contractor to utilize modular or pre-engineered building construction for the annexes to achieve both cost and time savings for the projects. The modular or pre-engineered designs should utilize uniform design and construction details but be adaptable in exterior appearance to coordinate with the adjacent fire stations at each location. • Exterior appearance, color, and visible construction materials of annexes should complement the adjacent fire station and be appropriate for the surrounding neighborhood. • Floor Construction as indicated on drawings and specifications. • Roof construction as indicated on drawings and specifications. • Exterior enclosure as indicated on drawings and specifications. Interior Interior Construction as indicated on drawings and noted in specifications includes but is not limited to: • Concrete masonry units with steel and/or precast lintels • Gypsum board on metal stud wall, soffit, and bulkhead assemblies • HDPE toilet partitions and dressing room doors in locations as indicated on drawings. • Paint on walls, doors, frames, metal roof deck in areas as indicated on Interior Finish Schedule • Tile on walls in areas as indicated on Interior Finish Schedule and Plan. • Hollow metal doors, frames • Door hardware and accessories • Millwork cabinets, counters, benches, partitions, desks, and shelving • Shelving and furniture hardware and accessories • Operable partitions • Toilet room and general room accessories and dispensers • HDPE lockers Electrical • Electrical service and distribution for building and site as indicated on drawings and specifications. • Interior and exterior lighting for building and site as indicated on drawings and specifications. • Electrical HVAC components as indicated on drawings and specifications. • In addition to this, the site lighting and irrigation controls to be installed inside the building. • Fire alarm, telecom, data service and security system distribution as indicated on drawings and specifications. • Security camera to be purchased by the selected contractor. • Security and low voltage components are to be furnished by contractor. Security equipment shall be Genetec-compatible. System to be monitored via web browser interface at any computer.
