Specifications include, but are not limited to: The general purpose of the Airport in entering into this Agreement is to assure that a high level of service in the Designated Parking Area is made available to the public and other users thereof. The Company shall manage, staff, maintain (except as set forth in Paragraph 5 hereof), and operate the Designated Parking Area within an approved operating budget as hereinafter described in Paragraph 7. The Company shall operate the Designated Parking Area in a professional manner, including all necessary functions related to revenue control as required by the Airport; and it shall take all reasonable steps to ensure that prompt, courteous, and efficient service is provided to all users thereof. The Company shall pay, from its own operating funds and within the approved operating budget, all necessary expenses incurred in the Designated Parking Area. The Company shall provide and maintain at all times a reasonable sum for its cashier change fund. Manager shall take appropriate action to assure that adequate parking spaces are reserved for use by handicapped persons; that such spaces are properly designated as such; that its snow removal operator shall not block such spaces or access to and from such spaces; and Manager shall use its best efforts to ensure that such spaces are used only by vehicles with proper authorization. Manager shall be responsible for notifying the Airport’s Sheriff’s Deputies of any unauthorized parking in spaces designated for the use of handicapped persons. In the event that Manager employs subcontractors to perform any maintenance or repair obligation of Manager, Manager shall provide Airport with the identification of said subcontractor, an indemnity to the Airport covering said subcontracted work from said contractor, and certificates of insurance, in form and substance acceptable to Airport, evidencing liability, workers compensation and other applicable insurance required under Manager’s approved procurement process and naming the Airport, its officers, members and employees as additional insureds; provided that such indemnity and insurance shall be in addition to that provided by Manager, and shall not relieve Manager of its insurance and indemnity obligations otherwise provided herein to Airport
