1 Contractor shall replace Section 6 (approximately 21,000 square feet) of the roof covering the Allegan County Sheriff Office (ACSO) Building; Contractor shall replace the roof covering with an EPDM membrane. Roof Replacement Specifications; 2.2.1 Permits: Contractor shall secure all necessary permits. 2.2.2 Supervision: Contractor shall have a Foreman on-site at all times while work is being conducted. 2.2.3 Roof Removal: Contractor shall remove existing roof membrane(s) and materials between membranes if more than one membrane is present. Once removed, Contractor and County designee shall inspect cover board, insulation and decking for any deficiencies or failures. As directed by the County Facilities Management Director, Contractor shall replace substrate materials according to the unit pricing provided in Attachment B as necessary to install a new membrane per code. 2.2.4 Insulation: If any insulation is to be replaced, Contractor shall replace it to have an equal or greater R-value than the insulation that was removed. Once existing insulation is patched/repaired/replaced as necessary, Contractor shall add any additional insulation necessary to insulate the roof to current building code requirements. This shall include the addition of any tapered insulation necessary to maintain-provide proper slope and drainage. 2.2.5 Materials: Roofing material installed by Contractor shall be manufactured by Firestone, Carlisle or Johns Manville and include a minimum of 20-year warranty from the manufacturer. All materials and products shall be used and installed in a manner consistent with the manufacturer’s specifications. 2.2.6 Installation: Contractor shall install an EPDM membrane according to the specifications presented in Exhibit A. 2.2.7 Warranty: Upon completion, Contractor shall provide County with manufacturer’s warranty documents confirming a minimum 20-year warranty.
