Specifications include, but are not limited to: The premises (“premises”) located at 154 Eaton Street, Gardner, Massachusetts, on the grounds of the Gardner Municipal Golf Course, to wit, a white farmhouse-type building, which is approximately forty feet (40’) by forty feet (40’), plus deck. The LESSOR’s use of such premises is limited to the first floor, plus the second floor, plus the cellar area. However, the LESSEE’s right to use the first floor expressly shall not include the existing locker room area, and the LESSOR hereby retains sole and exclusive right of use and possession of that area, including but not limited to the right to rent the lockers to members and invitees and any other persons for a fee. The Lessee shall also have the exclusive right to enter, from time to time, the grounds of the Gardner Municipal Golf Course for the purpose of selling beverages to patrons of the Gardner Municipal Golf Course.
