PROPERTY DESCRIPTION – Hopedale Town Hall: The property is shown on the Hopedale Assessors Sheet as map 11, block 61, lot 0 address 74,76,78 Hopedale Street. The property consists of approximately 21,488 sq. ft. gros building area on a 0.30 acre lot. The property is being sold in an "AS IS" condition. The Town derives its title to the property from a Deed from the Draper family dated November 5, 1887 and recorded in the Worcester District Registry of Deeds at book 1253, pages 340-344. The deed contains certain conditions relating to continued use by the Town as a Town Hall or for Town business purposes. Experienced counsel has opined that the enforceability of such conditions has expired by operation of law and by the terms of the conditions themselves. All intended to make a proposal to purchase should consult with their own counsel to seek assurance that such conditions are not an impediment to sale or re-use.
