Specifications include, but are not limited to: EXTERIOR WORK • Mitigate water infiltration by re configuring the downspout and gutter to better handle the high volume of water cause by the intersecting valleys. • ALL GUTTER PARTS AND FLASHINGS TO BE CONSTRUCTED OF HEAVY GUAGE COPPER AND MOUNTED TO THE BUILDING IN A MANNER THAT WILL WITHSTAND THE IMPACT OF SNOW, ICE, AND WIND LOADS. • Remove and replace any rotted exterior trim at roofline infiltration points in a way that matches the existing historical detail of the building. • Prep and scrape repaired surfaces • Apply 2 coats of primer and 2 coats of paint to color match existing colors. INTERIOR WORK • Carefully open up any suspected wall cavities to reveal the extent of any additional wood rot caused by the water infiltration. • ALL DEMOLITION WORK TO BE PROPERLY CONTAINED WITHIN A PLASTIC BARRIER OR ZIP WALL SYSTEM. THE EXPECTATION IS THAT THIS BUILDING WILL CONTINUE TO BE OCCUPIED DURING CONSTRUCTION. AN ORDERLY AND CLEAN JOBSITE IS EXPECTED TO BE MAINTAINED IN A WAY THAT DOES NOT INTERFERE WITH THE DAILY OPERATION OF THE BUILDING AND ITS OCCUPANTS. • Assess rotted framing or structural components and replace or sister as needed. • Re- insulate wall cavities • Install new wall board and plaster to blend with existing interior finishes, • Replace or reinstall any trim pieces or wainscot to match existing finishes. • Apply 2 coats of primer and 2 coats of paint color matched to existing color on all restored surfaces.
