The Contractor shall furnish all labor, tools, equipment, materials, transportation, staging, trucking, and supervision necessary to perform roofing maintenance and repair services for a portfolio of 26 WHA properties located throughout the City of Worcester. The portfolio includes high-rise, mid-rise, and multi-family residential buildings, with a range of roof systems including but not limited to flat, lowslope, and pitched roofing types. Services under this contract include: • On-call repair and patching of existing roof systems • Maintenance of flashing, coping, drain systems, and related elements as directed • Emergency roof leak containment and mitigation • Visual inspections to assess roof damage or wear • Temporary protection of interior building areas from water intrusion; The Contractor shall respond to WHA work orders for roof repair within 24 hours of initial contact. Failure to meet this standard may result in performance penalties or contract termination. The following are excluded from the base scope and may be performed as separate work orders or contract amendments, subject to written authorization by the WHA Maintenance Department: • Insulation upgrades or full roof replacements • Gutter, downspout, and drainage system replacement • Flashing or coping replacement • Structural roof deck replacement • Snow or ice removal unless specifically requested All such additional work shall be quoted and approved prior to execution.
