Specifications include, but are not limited to: A. b) The office space must have an area measuring approximately between 7,000-9,000 square feet, consisting of sufficient working space for at least twenty people, including a conference or meeting space. B. The office space must have an area suitable for, or able to be converted to, a Meeting Room of approximately 1,000 square feet and two to three classrooms of approximately 800 square feet. C. The office area must be appropriately illuminated with ceiling lights for standard office operation. D. The facility must have, within the leased space, or in shared common areas two (2) tiled toilet areas (1 for women and 1 for men). E. The leased space must be secured with appropriate locks for the main entrance of the leased space and all individual office doors (if applicable) within the leased space. The Department shall have the right to replace and install, with prior approval of the Vendor (landlord), all door hardware and keying, within the leased space. F. All office space floors must be tiled or carpeted, with walls and ceilings freshly painted or cleaned. G. The area must be pre-wired with an appropriate number of electrical outlets to allow for the use of standard office equipment such as computers, fax machines, telephones, copiers, etc. H. The location must allow for the installation of telecommunications equipment such as network switches and wireless access points to allow for access to the internal City of Boston network. I. The Vendor must allow the Department to install a security system in the leased premises, including intrusion alarms, Access Control and Surveillance systems, if and where deemed necessary. J. The Vendor must allow for reasonable alterations of the office space to satisfy the operational needs of the Department (e.g., installing additional telephone jacks/electrical outlets, rearranging space by knocking down or putting up walls, rearranging furniture, etc.). The Department shall not make any alterations to the leased premises without prior written consent of the Vendor (landlord). Any allowed alterations shall be at the expense of the Department and shall conform to all applicable requirements of the Inspectional Services Department.
