1.1 The Contractor will provide Parking Management Services, including but not limited to operations, customer service, and maintenance as specified herein, at the Boston Common Garage, Zero Charles Street, Boston, Massachusetts, and the Lot on D Surface Lot, 391 D Street, Boston, Massachusetts (hereinafter the “Facilities”). 1.2 The Contractor shall provide management, supervision, training, and clerical services for the employees assigned to this Contract. 1.3 The Contractor shall advise, cooperate with, and assist the Authority in reducing operating costs and maximizing revenues whenever it is requested to do so or identifies an opportunity for the Authority to consider to meet these objectives. Upon request by the Authority, the Contractor shall provide the Authority with written recommendations regarding hours of operation and staffing levels, by employee category, by facility. Upon request by the Authority, the Contractor shall conduct and provide to the Authority a review of commercial parking rates in the vicinity of the Facilities and shall make written recommendations to the Authority as to rate structures for the following year. 1.4 All funds paid or due for parking at the Facilities are the property of the Massachusetts Convention Center Authority and shall be collected by the Contractor on behalf of and for the benefit of the Authority. The Contractor shall exercise care in the collection of and accounting for such funds, and shall be responsible for ensuring that all such funds are safeguarded and deposited to the account of the Authority in a designated depository bank. 1.5 The Contractor, recognizing that the Boston Common Garage is located in a historic area of Boston, on and under the nation's oldest public park, serving tourists, residents, and businesses, shall at all times operate the Boston Common Garage with a special degree of care and sensitivity warranted by this unique location. 1.6 The Contractor shall manage and maintain the Facilities Boston Common Garage and the D Street Surface Lot solely as a first-class commercial facility with energy, fidelity, and diligence.
