Johnson Controls Inc. (JCI) Building Controls System: ● Central Controller ○ Provide and install a new JCI FX-90 for supervision of all mechanical equipment in the building. ○ Integrate with new controllers for each mechanical system ○ Provide and install new JCI control panel ● Boiler and Chiller Controller Upgrade: ○ Upgrade the boiler/chiller room controls with new JCI FX BACnet IP controllers, removing the outdated Metasys. ○ Program control logic for JCI CGM-9090 controllers to manage both chiller and boiler plants. ○ Coordinate integration points and controls of two Grundfos pumps with built-in VFD and four summer/winter change-over valves into the Supervisor. ● Thermostat Replacements ○ Remove and replace 30 thermostats with new JCI TEC-3622 units ○ Eleven (11) stand-a-lone local control thermostats will need to be replaced with JCI TEC-3622 units and rewired to BMS ○ Integrate all new thermostats with the BMS. ● Rooftop Units (RTU-1 & 2): ○ Wire and install new CO2 sensors and humidity sensors in return ducts, new thermostats and temperature/humidity sensors will be installed. ○ Program control logic for JCI CGM-4060 controllers for RTUs. Design sequence of operations to support DCV with integrated CO2 and humidity sensors. ○ Relocation of RTU 1 temperature sensor from main office level to detention area ● Additional Equipment Connectivity: ○ Engineer integration of ■ Six Rooftop Exhaust Fans ■ Two Ductless Cooling units ● BAS Network Design: ○ Engineer BACnet MSTP/IP integration with BASRT-B routers. Design IP addressing scheme using existing VLAN pools. Ensure network segmentation and communication redundancy. ● Graphics and User Interface: ○ Design HTML5-compliant graphics (within N4) for all major equipment and spaces. ○ Alarm and Trend Setup: ○ Define points and thresholds for system alarms. Program email alerts for critical conditions. Configure history trend logs for key parameters for performance tracking.
