The Town of Dartmouth plans to lease 762 Dartmouth Street for conservation and restoration, cultural and educational activities for a period not to exceed three (3) years for an initial term. At the sole option and discretion of the Lessor, the lease agreement may be renewed for an additional three (3) year term, said option may only be exercised in the final year of the original term at least three (3) months prior to the conclusion thereof. Any such exercise of this option by the Lessor must be accepted by the Lessee. Use Restrictions: • The Successful proposer shall maintain the structure and appurtenances located on the property, the parking areas, and all the land area including all utilities used by successful proposer unless excluded herein. • The successful proposer shall use the leased area for conservation & restoration activities and cultural and educational activities. Failure to maintain such conservation & restoration activities and cultural for educational activities or complying with Preservation Restriction & DOI guidelines will result in the termination of the lease. • In return for the use of the Town in accordance with these use restrictions the minimum lease will be $5,045.41 per year with an escalator clause of 3% annually. However, the Town encourages proposers to submit in their proposal a list of payments that they will spend each year to offset the lease payments. Examples of such payments shall include but not be limited to insurance costs to preserve the property, costs related to the repair of facilities, the costs of permanent improvements to the property and the costs for producing cultural and educational activities.
