The former Lake Street School (Building) encompasses approximately 33,700 square feet and is located at 17 Lake Street in Spencer, Massachusetts. The Building is bound to the north by residential properties and woods, to the east by Lake Street, and to the south and west by Highland Street. B. The Building shall be removed in its entirety, including subsurface structures (basements, crawl spaces, foundations, floor slabs, retaining walls, footings, and frost walls). The Contractor shall also demolish and remove all improvements and appurtenances associated with the structures (e.g., platforms, stairs, porches, buildouts, entrance ways, retaining walls, paved driveways and parking lots, fencing, ancillary items, etc.) that may exist beyond the hatching shown, as indicated on the Drawings, unless specifically noted to remain and be protected. Demolition work shall be done in accordance with specification section 02220 – DEMOLITION. C. Water and Sewer utilities connected to the building have previously been cut, capped, and/or removed. The Contractor scope of work includes cutting, capping, and abandonment in place of existing building water and sewer utilities at the building. Additionally, these utilities may require disconnection: • Overhead communications/telephone/fire alarm lines connecting to the Building shall be disconnected from the Building. • Coordinate with National Grid for the disconnection of electrical line as indicated on the Drawings. • Coordinate with National Grid for the disconnection of the gas service line as described in Section 02222 – UTILITY ABANDONMENT. • Coordinate with the Town of Spencer DPW for the water line and yard hydrant to be protected and the drain lines, catch basins and drain manholes to be protected. D. The scope of work also includes environmental protection, protection and preservation of infrastructure to remain; tree protection; traffic management; dust management; noise and rodent control; environmental and demolition permitting; and site restoration including backfilling, loaming and seeding.
