General: Provide comprehensive, code compliant preventative maintenance, inspection and repair services for all elevators located at John C. Corrigan Mental Health Center to ensure operational reliability, safety, and compliance with applicable codes and standards, Including: Joint Commission Environment of Care standards Massachusetts Elevator Code and all safety codes ADA and local fire/ life safety codes Equipment: The contractor shall maintain all elevators located in the facility. 2 passenger elevators are located at the facility and will be shown during walkthrough as well as the elevator penthouse controls. Services: Conduct monthly preventative maintenance on both elevators Lubricate, clean, adjust, and inspect mechanical and electrical components Perform functional testing of safety devices, alarms, and emergency systems Inspect and test door operations, leveling, and call/ indicator lights Maintain machine room in clan and code-compliant condition Code Compliance and Inspections: Ensure elevators meet 525 CMR (Massachusetts Elevator Code) and Joint Commission EC standards Accompany and assist state elevator inspectors for annual state inspections Submit documentation and corrections for any violations noted Conduct and document required periodic safety tests Documentation and reporting: Maintain a logbook on-site with monthly service records, repairs, test and inspection results Provide service reports digital or paper to facility within 48 hours of service Submit annual maintenance summaries to the Director of Facilities
