A. The work contemplated by the Contract Documents includes the Work of all trades required and all labor, equipment, materials and supervision necessary and incidental to the Work indicated. The work of this contract includes selective demolition and renovations of existing construction. The Drawings indicate and show limits of construction for this Project. The Drawings and Project Manual are complementary to each other and both shall be followed to complete the Work. B. The project scope consists of complete roof replacement. The intent is to provide a sound roof system that is leak free and weathertight. At project completion, the Contractor shall provide a written guarantee that covers all defects in workmanship and materials for a period of two (2) years from date of acceptance. Guarantee shall stipulate that if any of his work is found to be defective, is not sound and durable, is not leak free and weathertight, or otherwise not in accordance with the contract documents within two (2) years of final completion, the Contractor shall repair and/or remove and replace the defective work at no cost to the Owner. General Bidders are to be DCAMM certified in Roofing. The general scope of the construction work is briefly described as follows: Re-roofing of the existing low-sloped roofing systems utilizing a “tear-off” application. A new adhered PVC roof membrane system (60- mil minimum thickness on Roof Areas A & P) and a new adhered EPDM roof membrane system (60-mil minimum thickness on Roof Area T) is specified and detailed complete with a manufacturer’s 20-year full system warranty. Repairs/replacement to deteriorated wood blocking. Add and Deduct prices will be requested on the Bid Form. Work will be monitored during construction, and a net change order will be issued at project completion. Repairs/replacement to deteriorated steel decking. Repairs/replacement to deteriorated gypsum decking. Add and Deduct prices will be requested on the Bid Form. Remove all lead coated copper gutters, downspouts and edge metal and replace with aluminum to match the color of the adjacent roof areas. Removal of the existing roof drain assemblies and installation of new cast iron drain bodies. Install drain markers on top of all drain strainers. Clearing of the associated roof drain leaders (water jetting); prior to roof replacement work (to identify any blockages) and again after roof replacement work has been completed to ensure a satisfactory free flowing roof drainage system. All through-wall flashing is to remain. Install new clip-on lead coated copper or aluminum counterflashing at all locations. Expansion joints in these areas are to be replaced. Install 1/2"/ft tapered insulation crickets behind any curb larger than 30” wide and as shown in the drawings. Install 8’ x 8’ drain sumps around all roof drains. Install walkway pads around mechanical units & where indicated on drawings. Install a fixed access ladder at Roof Area P. Install ballasted safety railings along courtyard area of Roof Area P. Extend the height of existing vent pipes that are less than 18” above the finished roof surface. Wire brush, prime and paint fixed access ladder to Roof Area A. Remove pitch pocket and install a pipe enclosure box. Remove and infill all abandoned penetrations.
